Project Description: Three-story multi-use office building with integrated hospice care facility, medical retail storefront and specialized pharmacy.  This 55,000sf Type IIB structure is steel framed with brick and EIFS façade. The 4.5-acre lot is part of a 40-acre site development complete with multiple retention ponds, underground utility infrastructure, concrete curb and gutter, asphalt paving, landscaping and irrigation.

Scope of Services: Project site planning and selection, traffic study, property acquisition, programming, budgeting, cost segregation, construction management, state certification, and continued building maintenance to date

Construction Schedule: Partial occupancy 6 months, total duration 9 months, completed April 2004

Final Contract Cost: $6,585,000
